2-Storey with Attached Garage:       This 2-storey home not only has great curb appeal,   but it also is very well laid out. Enjoy a good book on the front covered veranda or the covered deck in the rear. From the front foyer you will be impressed by the openness of the main floor. The great room has a corner fireplace and is open to the ceiling on the second floor. The kitchen has a   walk-in pantry, working island with a lunch bar and a phone desk. The nook area is open to the great room and has access to the rear covered deck. There is a laundry room and a 2-piece bath conveniently located by the garage entrance. From the open staircase you will find yourself in the common area on the second floor. This area is open to the floor below. The two spare bedrooms are large with lots of closet space. Check out the size of the master bedroom with double french doors, a large walk-in closet, a large 4-piece ensuite with a jetted tub, and a   48" walk-in shower. The basement is undeveloped, so you can plan it yourself. A great floor plan.

  Some may call this a Craftsman Style or a Country home . We call it a great looking home. With its multi roof lines, craftsman style tapered post and stone work, you can feel that country feeling. The trim around the windows, doors & garage doors bring out the classic look. The covered veranda, a great space to relax on. The large front foyer has a den off the left and to the right is a mudroom with a laundry area.   A large window here for natural lighting which is great as there is a walk through pantry from the garage to the kitchen. This country style kitchen has lots of counter and cabinet space plus a large working island with a lunch bar. The dining room has glass on three sides, including a garden door leading out to the rear deck. The open living room features a gas fireplace. At the top of the staircase to the second level there is a bonus room with a raised vaulted ceiling. Perfect games or media room. There is a skylite over the staircase for natural lighting. Lots of room for storage and a work bench, etc. The basement is not developed except for a mechanical room so the possibilities are endless for you to design what you would like. This plan will look good on a large city lot, acreage, or on the farm

Two Story Home with Walkout (Daylight) Basement: Nothing has been missed in this beautiful 2 story home. From the front veranda you enter into the front foyer with it walls & staircase open to the second floor. The Den or Home office is located separately to be a quiet spot from the rest of the home. The Kitchen, Great room and Nook are all open to each other. The great room features a fireplace. The U-shaped kitchen has a walk-in pantry and working island with cook top. The nook has two large window and a French door leading onto the large deck. There is a two piece bath conveniently located closet to the garage. The garage has all the room for dad's toys. Even an area for a workshop. Take the open staircase up to the second floor to the common area which open to below. The large master bedroom features a big walk-in closet and a 5-piece ensuite with a corner tub and a 36x48 shower. Note the sizes of the two spare bedrooms. Each has a large closet and a built-in bookshelf.

Cozy Colonial Style 2-Storey Home: This attractive home would be great for a city corner lot or out in the country. The veranda gives this plan that welcoming feeling for you and your guest. The front entry is open to the second floor and the great room with a vaulted ceiling is also open to the second floor. Notice all the access points to the verandas and rear deck. The great room features a corner gas fireplace and the dining room has built-in area for a hutch. The upper floor has open areas which are open to the main floor. The master bedroom is large with two walk-in closets. The 5 piece ensuite has a 6 ft jet tub and a walk-in 36x48 shower. All three other bedrooms are a nice size with plenty of closet space. The main floor laundry is conveniently located by the 2 car garage. The full basement is undeveloped so you can plan it just the way you would like.

Perfect 2-Storey plan for an acreage, farmhouse or large town lot .    From the front foyer you enter into the living room which has a vaulted ceiling to the second floor. A corner fireplace in the living room for those cooler nights. The dining room is open to the "U" shaped kitchen. A double garden door from the dining room leads out to a covered rear deck.   The kitchen has plenty of cabinet & counter space. A lunch counter is also available. Just off the kitchen is a corner walk-in pantry. Down the hall is the mudroom & laundry room. There is a den/office area with a 2-piece bath beside the kitchen.   Up the staircase to the second floor common area where it is open to below. A set of double French doors lead into the large master bedroom. A walk-in closet and a 4-piece ensuite which includes a custom shower.   There are two more bedrooms and a big 3-piece bath. If you need more room, the basement is undeveloped except for the mechanical room. Lots of possibilities here.   Dad will love his large new garage with two 10'x8' garage doors and room for a work bench.

The Two Storey House Plan is one of the most used house plans in urban areas because of the limited space of most new lots. The cost to build is also a major factor that most building developers will build 2-Storey Houses and Bi-Levels. The cost to build per square foot is less because you have more square footage on "One" foundation and under "One" roof.  You will find Vaulted Ceilings, Walkout Basements, Coffered Ceilings, Bonus Rooms and many other features that are found in other house plans.
