Great Revenue Generator!!!    This eye catching 4-plex will generate as much   revenue as a 6-plex without all the extra cost involved with building a Commercial building, which is anything bigger than a 4-plex. With any building larger than a 4-plex,   an engineer must be hired for all the building and mechanical drawings which could result in thousands of dollars in engineering fees.   As more centers are now allowing Legal or Mother-in-law suites in duplex's or 4-plex's this allows builders to recoup their investment much sooner. This design is very well laid out to maximize all usable space yet making it very cost effective to build.   With the lower level only 4 feet in the ground, each unit as large windows   allowing lots of natural lighting.   The covered decks with craftsmen style posts, stone cladding, large corner trims, window treatments, frieze boards, shutters, dutch gables and covered side entrances, gives this basic 4-plex an aesthetically pleasing look without adding a large expense.   Great curb appeal with this 4-plex home.    A well thought-out floor plan   and an exterior that would   look great in any neighborhood.   Entry from the covered verandas to the front entry. Full size closet here and access to a large single car garage. Check out the openness of the great room, dining room and kitchen.   And all have vaulted ceilings. The kitchen features a walk-in pantry.   The   stacking washer/dryer are conveniently located of the kitchen and close to the bedrooms. A large storage closet also has the access to the crawl space.   The master bedroom features a large 3-piece ensuite.   A nice sized guest room   next to a full 3 piece main bath.   This design could also be done with a slab on grade

  A simple design 4-Plex but with some style and curb appeal. Designed with what they call an "Arctic Entry" in the northern parts of the country, refered to as a porch in most places. We have taken this basic design, added the front covered decks, wider trim, shutters, vent chases, cantilevered the master bedrooms out 2 feet, added craftsman style posts with some stone work, and magically you have very nice looking building.    Still using the "square box" design   to keep the costs down, but by adding the above, you have a building that would blend into any area. The porches could be   removed and replaced with just a small deck with stairs giving access to the entrance .   Th e full kitchen & nook together look into the living room with the boxed out window.   A niche area beside the stairway for a computer desk, etc.   Pantry just off the kitchen. The second floor has large

bedrooms with the master having a 3-piece ensuite and a large walk-in closet. The 3-piece main bath is plenty large. No need to do the laundry down in the basement with washer & dryer on the second floor. This room is large enough to use for storage also. Provisions have been made for vented heating appliance or direct venting.   A great all around 4-plex with style and simplicity in design.

What is a Four-Plex Plan ?  A 4-plex, in housing, is a single housing structure divided into four residences. Each residence has all the features of a freestanding, single-residence home, entry doors, living areas, and utilities. But there is a shared wall between the units. Each residence is occupied under its own rental arrangement or even separate ownership. There are single Level 4-Plex Plans and2 Storey 4-Plex Plans.
