The Bi-Level House Plans are one of the most built plans in Canada today. You will find Bi-Level house plans used for a city lot, acreage or as a farmhouse. In many regions they are also referred to as Split Level . The front entry is usually at ground level with a short set of stair up to the main floor and short set of stairs to the lower level. The entrance to a attached garage is also off the split front entry. A Bi-Level is basically a Bungalow Plan with a basement out of the ground 4 feet or a 2-Storey House Plan with the lower level in the ground 4 feet. One reason the Bi-Level is very popular is it allows you to have 36" to 40" high windows in the lower level which makes it as comfortable to live in as the upper floors. You will find allot of plans with a bonus room over the Attached Garage which is easy to do with a Bi-Level Plan.

3307 Sq. Ft. of luxury living in the superbly designed home plan.       The mutli roof lines, gables and the windows and doors give this home great curb appeal. Enter the dropped font foyer and you will immediately feel the open design. The ceiling over the foyer runs up to the ceiling of the bonus room. Up the stairs to the main level, the great room, kitchen and nook area are all open to each other. The great room features a coffered ceiling, fireplace and partial wall between the columns separating the hallway from the open areas. The country style kitchen has lots of counter and cabinet spaces. The large working island also has a lunch bar.   The nook features a double garden door leading to the rear deck.   Half of the deck is covered by the roof. The main bath is conveniently located between the two bedrooms which are a nice size with ample closet space. The laundry room has a counter top and upper cabinets. Up a few steps and you enter

into a very unique master bedroom. A two sided fireplace between the bedroom area and free standing tub with built-in shelving above. The ensuite also has a custom shower with glass blocks and a large window in the centre of the room. The ensuite and part of the bedroom have a vaulted ceiling. This Executive Style Bi-level Home has been designed with space in mind.   The exterior with stone, wide window & door trims, and using gables with a cottage roof gives this home its great curb appeal. From the covered foyer, the open staircase takes you down to the lower level or up into the main floor. As you proceed up the stairs, the great room grabs your attention. The open archway with decorative columns along with the fireplace and openness to the kitchen and nook area make this room very inviting. The nook and great room feature large windows and a double garden door to the rear deck. The country style kitchen has a walk-in pantry, lots of counter & cabinet space, and a lunch bar. The formal dining room also has a large window and pillars with an arched opening. The master bedroom has double doors onto the rear deck. The five piece ensuite has a 6 foot soaker tub and a 5 foot shower. The two guest bedrooms

1420 Sq. Ft. Bi-level plan.   This is a nice, open floor plan. The split front entry gives access to either the attached garage, the lower floor or up to the main floor.    Upon entering the main floor the openness of this plan is obvious. The large kitchen features a walk-in pantry and a working island with a lunch bar. A 48" high wall separates the kitchen from the living room allowing the openness to show. The nook is nice & bright with all the windows. The large rear deck is accessible from a French door in the nook.   The gas fireplace in the corner can be view from the kitchen, nook and living room. Great for those cooler days.   The guest bedroom is located beside the main bathroom. The master bedroom features a walk-in closet and a 3 piece ensuite. The

laundry is conveniently located on the main floor. The lower level is not developed except for the mechanical room.   The lower level has three foot high windows allowing for   lots of natural lighting.   The oversized garage has a floor sump to keep things dry.

  A great country home plan.   The perfect floor plan for a building site with a bit of grade slope. Using a small retaining wall is all that is needed here to make this into a walkout basement. The large dropped entry from the front or the rear features a corner closet, laundry room, a 2-piece bath, and access to the oversized garage. The garage features 2 10'x8' overhead doors and access to the basement. If you're wanting loads of natural lighting, check out the open L-shaped kitchen that features a walk-in pantry.
