What is a Duplex Plan?  A duplex, in housing, is a single housing structure divided into two residences. Each residence has all the features of a freestanding, single-residence home, with separate driveways, entry doors, living areas, and utilities. But there is a shared wall between the units. Each residence is occupied under its own rental arrangement or even separate ownership. There are single Level Duplex Plans and 2 Storey Duplex Plans. There also different styles of Duplex Plans, such as Bungalows, Split Levels, Bi-Levels, Two Storey, etc. Finding a Duplex Plan to fit you the property you have can sometimes be difficult. Great curb appeal with this Duplex home.    A well thought-out floor plan and an exterior that would look great in any neighborhood.   Enter from the covered verandas into the front entry, which has a full size closet and access to a large single car garage.   Check out the openness of the great room, dining room, and kitchen.   The kitchen also features a lunch bar off the peninsula counter. The   stacking washer/dryer are conveniently located off the kitchen, close to the bedrooms, along with a convenient large storage closet.   The master bedroom features a large 3-piece ensuite.   A nice-sized guest room is next to a full 3-piece main bath.   This design could easily be used as a "barrier free" floor plan.   Access to the mechanical room is located in the large single car garage.   Built as a rental property or built for resell, these homes will not be empty long

1590 Sq. Ft. of well designed living space. Each unit has a single car garage and covered front veranda. From the open front foyer you begin to see how the use of space was put into this design. Access to the garage, a two piece bath, large closet and access to the second floor are all from the front foyer. There's also access to the lower level from the foyer. Enter into the open design of the "L"-shaped kitchen which features an island with an lunch bar. The dining area is also open to the kitchen and living room. The spacious living room features a built-in gas fireplace with bookshelves and a place for that flat screen TV. Access to the large rear deck from the double garden doors. The upper floor has 3 nice sized bedrooms. The master bedroom features a walk through closet and a three piece ensuite. And for added convenience, the laundry room is located on this level. The large flex room can be an office or games/media area. The lower level has been designed to

increase your rental income by creating a Mother-in-Law or Bachelor suite. This unit has it's own separate entrance off the side. These units have a kitchenette and living room. Good sized bedroom and bathroom. This unit has its own laundry area and shares the utility room with the unit above. This plan is also available without the lower area developed. There will be no problem keeping this building rented because of a great floor plan and superb curb appeal.

Perfect Side by Side Duplex for a wider Lot.    This duplex design has the larger family in mind with two bedrooms on the main floor and with the bi-level basement left undeveloped, even more room to grow. Even has great curb appeal. This duplex has a simple 4 corner design. Along with the   gable-style roof,   this is a very cost effective design to build. From the veranda, enter off the great room area. There you have two large closets and access to the attached garage. The L-shaped kitchen features a walk-in pantry and a working island with a lunch bar. The dining area has a double garden door leading to the rear deck and yard. Both bedrooms are of a good size. The Master bedroom features a walk-in closet and a 2-piece bath.   The lower level features the laundry and mechanical rooms. Because of the 4'-6" pony wall, 36" high windows are used to make it nice and bright. Lots of extra room for another   bedroom, rec room, etc

  Great looking Duplex that is cost effective and easy to build. The front has been designed with a different look on each side yet they are same on the inside. You will find this plan open with the U-shaped kitchen next to the dining and living room. With all the windows in the foyer and living room, natural light is not a problem. Both bedrooms are a good size. The master bedroom has a walk through closet and a 3-piece ensuite. Need more room? Not a problem, as the walkout basement has all the extra room you will need for a family/rec room, den, spare bedroom, etc. The possiblities are endless. Lots of natural light with the double garden door and the large windows.   This plan can be built with or without the walkout basement. Using 16" open web floor joist allows for hidden mechanical and no support posts needed. Overall, a very nicely laid out floor plan.

  More square footage for a smaller lot .     This bi-level front-to-back duplex has a great curb appeal which would fit in nicely in any neighbourhood.   From the covered split front entry, enter onto the upper level's open design. The uniquely designed kitchen is open to the dining and living rooms.   You could add a vaulted ceiling in this area. There is a large storage room and a 3-piece bathroom next to the master bedroom. Here you have a walk-in closet and access to the main bathroom. There are two more nice sized bedrooms each with good sized closets in the lower level.   The laundry area is combined with the 3-piece bathroom.   There is a large rec room and more storage under the front landing.   All the windows in the lower level are 40 inches high which is the same height of the bedroom windows on the upper floor. Overall, this is great design which should be very easy to keep rented .
