What is a Duplex Plan?  A duplex, in housing, is a single housing structure divided into two residences. Each residence has all the features of a freestanding, single-residence home, with separate driveways, entry doors, living areas, and utilities. But there is a shared wall between the units. Each residence is occupied under its own rental arrangement or even separate ownership. There are single Level Duplex Plans and 2 Storey Duplex Plans. There also different styles of Duplex Plans, such as Bungalows, Split Levels, Bi-Levels, Two Storey, etc. Finding a Duplex Plan to fit you the property you have can sometimes be difficult. 1590 Sq. Ft. of well designed living space. Each unit has a single car garage and covered front veranda. From the open front foyer you begin to see how the use of space was put into this design. Access to the garage, a two piece bath, large closet and access to the second floor are all from the front foyer. There's also access to the lower level from the foyer. Enter into the open design of the "L"-shaped kitchen which features an island with an lunch bar. The dining area is also open to the kitchen and living room. The spacious living room features a built-in gas fireplace with bookshelves and a place for that flat screen TV. Access to the large rear deck from the double garden doors. The upper floor has 3 nice sized bedrooms. The master bedroom features a walk through closet and a three piece ensuite. And for added convenience, the laundry room is located on this level. The large flex room can be an office or games/media area. The lower level has been designed to

increase your rental income by creating a Mother-in-Law or Bachelor suite. This unit has it's own separate entrance off the side. These units have a kitchenette and living room. Good sized bedroom and bathroom. This unit has its own laundry area and shares the utility room with the unit above. This plan is also available without the lower area developed. 1728 Sq. Ft. per unit. Front to Back Duplex Perfect front to back duplex for any lot size. This 2-storey duplex is set on a 9'-0" bi-level foundation. This allows for large windows in the basement and with the 9 ft. walls, makes hiding heating ducts easy. The front veranda with 2 decorative columns enters into a dropped landing which is open to the living room. Also access to the lower floor from the landing. From the front entry you have a coat closet and a broom closet. The living room, which features a large 3 piece window, is open to the "U"- shaped kitchen. The kitchen has lots of cabinet and counter space. Also features a lunch counter. A full pantry separates the dining room and kitchen. The dining area is very spacious and has room for a built-in china cabinet or a computer desk. The second floor bedrooms are not what you would expect in a duplex. They're huge! 1430 Sq. Ft.  per unit in this Front to Back  Duplex.  This narrow lot duplex has been designed to be built cost effectively keeping with a basic yet very functional design. The lowered front entry gives access to the lower level and upper level. The main floor has an open design. The large "U"-shaped kitchen with an extended lunch counter is open to the living room. The dining area is also open to the kitchen. The lower level has been designed with 9 ft.ceilings to accommodate larger windows in all the rooms. Featuring three spacious bedrooms, a three piece bath and a laundry room. There is a storage area under the stairway across from the mechanical room. This plan is perfect for a narrow or a corner lot.
