What is a Duplex Plan? A duplex, in housing, is a single housing structure divided into two residences. Each residence has all the features of a freestanding, single-residence home, with separate driveways, entry doors, living areas, and utilities. But there is a shared wall between the units. Each residence is occupied under its own rental arrangement or even separate ownership. There are single Level Duplex Plans and 2 Storey Duplex Plans. There also different styles of Duplex Plans, such as Bungalows, Split Levels, Bi-Levels, Two Storey, etc. Finding a Duplex Plan to fit you the property you have can sometimes be difficult. Access to the garage, a two piece bath, large closet and access to the second floor are all from the front foyer. There's also access to the lower level from the foyer. Enter into the open design of the "L"-shaped kitchen which features an island with an lunch bar. The dining area is also open to the kitchen and living room. The spacious living room features a built-in gas fireplace with bookshelves and a place for that flat screen TV. Access to the large rear deck from the double garden doors. The upper floor has 3 nice sized bedrooms. The master bedroom features a walk through closet and a three piece ensuite. And for added convenience, the laundry room is located on this level. This allows for large windows in the basement and with the 9 ft. walls, makes hiding heating ducts easy. The front veranda with 2 decorative columns enters into a dropped landing which is open to the living room. Also access to the lower floor from the landing. From the front entry you have a coat closet and a broom closet. The living room, which features a large 3 piece window, is open to the "U"- shaped kitchen.
