A: - We supply 8 Sets with your order. There are many different suppliers and trades involved in building your new home. For example, your local building authority will require 2 sets for building permit at application time (one will be returned after construction), the surveyor will require one, your truss and floor supplier will require one, as well, you should get two estimates from building suppliers, and you should get at least two estimates from all the subtrades involved (Cribber, Framers, Plumbers, Etc.)  If you require more sets than 8, just let us know at the time you place your order. See our stock plan pricing for the extra cost of more sets of plans. 

A: - 2 to 3 weeks is the standard time frame but may take longer depending on the number of changes and your prompt response to the change orders. Call our office and we can give you a start date. Note:  our work load at that time may have an affect on the time it takes to start and complete your drawings.

A: - If we haven't started any prelimanary or consultation with you, Yes, we will refund your deposit. 
       Otherwise the deposit is non-refundable.

A: - Once your order has been printed they are not returnable for credit.

A - Yes, most plans can be ordered as reversed and are right readable (Not backwards).  Using a plan that has everything
     reversed can cause major problems like door & window openings ordered wrong, roof system ordered wrong, and more .

A: - If you need some minor modifications, your builder can most likely do that without modification to the plans. Most local
      building authorities will not make you get new plans if the changes from the original are minor. However, if there are a lot
      of changes, you would be wise to have the plans redrawn to your specifications as this will ensure you have no problems
     during construction because some subtrade or supplier misunderstood what you wanted changed, etc. Contact us
     directly for an estimate on plan modification costs.

A: - You will receive the following, which is typical in all our plans, Custom, or Stock:

A: - Because of different labor and material costs from region to region, it is impossible for us to give you a projected cost for your new home. Your best resources are your local building contractors and realtors who can give you a per square foot cost to help with your construction budget. Check with building material supply stores to get a cost per square foot for the material package. Check with friends and neighbors who may have built as to what it may have cost them. Also get some recommendations as who or what subtrade to get. It's not a difficult process but it is best to do some research before you commit to building.

A: - No, at this time we do not supply a building material list. If you are planning on being your own general contractor, you will need to get a cost from building suppliers and all the subtrades. Try and get at least two different quotes for every subtrade and supplier you will need.

As a rule you do NOT need a Engineer's report or seal on our plans. Your local building authorities may require this if your building has some non-standard building conditions such as: extreme site conditions (steep grades, or poor load bearing soil), Preserved Wood Foundations, 2 foot grade beams on pilings, etc.  It is the responsibility of the plan purchaser for any cost incurred for any engineering reports required by the local building authorities.

Most regulations regarding building a duplex, tri-plex, and 4-plex are basically the same. They all require separate mechanical rooms, separate entrances and fire-rated separation walls; and the best part is you DO NOT need any engineered drawings in most localties. As for anything larger than a 4-Plex, these are considered as a commercial building. Therefore, the rules change. Some of the requirements for these types of dwellings are: Engineered Drawings for the Building, Heating, Plumbing, Electrical, etc. The best advice we can give you is before you invest in a lot of time and money, check with your local building inspection agency. They should be able to give some very important information as per what you will require to build your project.

The cross sections show the house cut in a section to reveal many aspect of the house design which will be needed by the builder.
Foundation section shows footings, step down footings, foundation walls, concrete pilings, garage foundation, frost walls, weeping tile, telepost and beams, bearing walls, concrete floor insulated (if required), garage floor support, and more.
Main, Second, and other floor sections show exterior wall design and finish, floor system(s), stair details, deck detials, landings, etc.
Roof section shows pitch, overhangs, false gable, saddles, vaulted, coffered, or trayed ceilings.
The Cross section also dimensions and identifies the required elevations for the construction of the home.

A: - If an area has been zoned as single family dwellings, usually they do not allow multi family units.
But there are now a lot of cities and towns that are now realizing that there needs to be more affordable housing, and may now allow these types of dwellings as long it is done as per the building code. Typically, these have a kitchenette, dinette area, sitting area, bathroom, and one bedroom.
The best is to contact your local building department as per their bylaws and requirements. The popularity of these types of dwellings is really showing up in duplex and 4-plex plans. Very worthwhile looking into for generating extra income without a larger investment.

The answer is No. All plans, drawings and anything on this website is all copyrighted and protected undered the Canadian and United States Copyright Acts. It is a common misunderstanding that it is permissible to copy, adapt, or change a floor plan or design found in any media.  It is not.
Simply put.. it is illegal and more importantly... it's Unethical.  If your builder is willing to use or provide you an illegal copied set of plans,what else would they be unethical about?

Square footage calculations are made from outside the exterior frame wall and do not include decks, porches, garages, basements, attics, fireplaces, etc. Our calculations include only heated spaces. We include two storey and vaulted areas only once in the calculations of the first floor. Stairs are counted once.  Square footage is calculated using the actual working drawings.

No, our plans do not include mechanical plans or schematics as many different systems are available. Your heating contractor must submit a detailed drawing with duct design and heat loss calculation. For hydronic/geothermal installations, the homeowner needs to provide a site specific drawing and a heat loss and equipment list from a certified installer.
For residential plans, no Electrical or Plumbing drawings are needed for your building permit as they have to be completed to National and Local codes.     

Our home plans as well as other websites' plans are designed to meets building codes as close as possible, but as plans are sold throughout Canada and the USA, it would be impossible to ensure that all plans meets your Local building codes. Things such as snowloads, winds, soil conditions can play a huge role in design.  When you order your Roof and Floor system, the supplier will supply you with a compliance letter and shop drawings (which is usually needed when applying for a building permit) indicating that their product(s) and design(s) have been Engineered to meet your specifications. Local building practices vary from area to area, but at the end of the day, it is the responsibility of your builder(s) and subtrade(s) to complete their work in accordance with Local and National building codes. They must satisfy the expectations of the expert building inspection services.

Some jurisdictions will allow a home to be built without a "BCIN" number if the homeowner is the builder. It would be best to check with them first for all the requirements for the building permit process. The Province of Ontario made it mandatory for all engineers, architects and designers to complete a certification requirement by the Province. It is the only Province or Territory in Canada that requires this.  This is a costly undertaking for all as the cost is past on to the homeowner. It was basically implemented to put the onus on the engineers, architects and designers to ensure that all aspects of their designs meet all building codes. But the fact is, no matter what we put on the plans, who will make sure it was built that way?  It still is the responsibility of builder(s), subtrade(s) and  the local building inspection service to ensure that all aspects of the construction meets all codes. 

No they do not because every area has different design requirements for a Roof design such as snowloads, etc., and with an engineered Floor system, depending on how it is designed can make a big difference in cost. But, the best part is that they will be provided for you Free of cost when you order your Roof and Floor systems, from the supplier.

Yes we do. At this time we do about 80% of our Foundations in ICF. We do not do very many homes with ICF above the
foundation. This is mainly due to the cost. Some people will frame the exterior walls in the conventional 2x6 R-20 walls and
1-2" Rigid Insulation panel on the exterior to achieve an R-30 wall. The best thing (my option only) about using ICF for the foundation is that it is fast, simple to do (with training from your supplier) as cribbers (people who put in concrete foundations are getting harder to find). In the cold as long as the concrete people can transport cement without freezing, you can pour without the fear of the cement freezing by just protecting the top. There are many ICF manufactures out there to explore.
