Common questions we get regarding using our construction plans to build a home in the USA

Can I use a these plans in my home State?

E-Designs plans are designed to meet the current National Building Codes in Canada. The US follows the "International Residential Code." These two standards are basically the same. Some locations may require specific engineering and/or local code adoptions. Check with your local contractor or local building authority to see what is required for your area. We currently have many homes built from our plans in over 30 US States.

Save energy using our home plans?

  • E-Designs plans have been designed to take Canada's cold winters into account by using the latest insulation and building practices to meet the stringent requirements of the "Canadian National Energy Code."  The extra insulation also helps to keep the home cooler in the summer.

  • Most States have adapted the 2018 IECC Compliance Guides on Energy Codes, and our plans usually exceed those requirements.

Differences between Canada & US plans?

  • The most obvious would be that all our home plans have been designed using 2x6 stud exterior walls with R-22 insulation verses a typical 2x4 stud exterior wall with R-12 insulation.  Also, R-22 insulated joist spaces, insulated lintels, energy-heel (raised-heel)  trusses, and insulated basement floors, etc., are included in the design at no extra cost.

  • Most of our house plans include a full basement designed using Concrete or ICF (Insulated Concrete Form) at no extra cost.  Some of our plans have a crawl space or an insulated slab on grade.  Note: Modifications can be made if a different foundation is required other than what the plan has been designed with.  See Plan Modifications for more information.

Can I use a house plan that was designed in Canada and build it in my home State?

E-Designs plans are designed to meet the current National Building Codes in Canada. The US follows the "International Residential Code." These two standards are basically the same. Many states, counties, or municipalities have their own specific building codes, regulations, and zoning requirements, therefore check with your local building authority or local contractor to see what is required for your area. We currently have many homes built from our plans in over 35 US States.

Any energy saving advantages to using a Canadian house plan in the US?
