Important Changes to our Plan Modification Services
Due to the overwhelming support from our customers requesting "Custom Designed Home Plans" we are, at this time, no longer able to accommodate modifications to our stock plans, however, we have a couple of options for you.
Option #1
PDF File
If the modifications to a plan are not structural and are minor in nature, then you might not need to make any alterations. Below are a couple examples that mostly likely can be completed on site by your builder or contractor without costly changes being made to the stock plan. In this case the "PDF File" plan package would be your best option.
I want to change the size of a couple of rooms?
You may want to make a bedroom or kitchen bigger by moving some interior walls. Most interior walls are "not load bearing" which means they can easily be moved by the builder or contractor on site without having to make changes to the plans.
I would like to have a different kitchen or ensuite layout.
This can be coordinated with the kitchen cabinet supplier and builder using the dimensions on the plan and by moving interior walls as needed without modifying the plans.
Option #2
CAD File

If the modifications to a stock plan are structural in nature, the "CAD Unlimited Use" plan package would be the best option for you. As a home owner, you would need to email this CAD file to a local designer, architect or engineer and have them make the changes that you require along with any local building or zoning codes specific to your area.

Some of the most common Plan Modifications required are:
  • "Local" building code changes
  • Changing Foundation Type (Concrete/ICF)
  • Adding or deleting an attached garage
  • Adding or reducing square footage
  • Changing roof lines (Cottage to Gable)
  • Moving basement stairs
  • Adding a bonus room
  • Adding a basement entrance
  • Adding or removing a Walkout Basement
Structural changes above and other significant changes would need to have the plans modified. This can be done by purchasing the plan in "CAD" file format.
Listed below are some of the advantages of purchasing the CAD file for your home plan.
What is a "CAD" File?
A CAD file is a "computer-aided design" meaning that it is a creative design process that uses computers and software instead of pencil and paper. CAD files aid in the creation, modification, analysis, or optimization of a design. This software is widely used by professionals in fields that require very precise technical drawings used to increase the productivity of the designer and improve the quality of design. CAD can be used to create designs in either 2D or 3D and to modify, analyze, and enhance drawings. The CAD software makes it possible to build an entire model in a 3D – allowing visualization of height, width, distance, material, or color before the model is used for a particular application.
Why purchase the CAD File?
When a Designer, Architect or Engineer opens a CAD drawing in software such as SoftPlan, Autodesk, Chief Architect, Revit Architecture and Sketchup, the house plan will be on their computer just as if they drew it themselves. Now making changes to the home plan has now been simplified. Without the CAD file, the only way to make changes to paper or PDF copy of a plan would involve using white-out, red lines, etc. which would more than likely be refused for building permits and result in costly mistakes during construction. Completely redrawing the full set of construction drawings from scratch would end up costing hundreds, if not thousands of dollars verses making changes to parts of the CAD file drawing.
Future Changes?
Later you decide to add a third garage bay or decide to finish the basement, you still have the CAD drawings to easily make those changes.
Multiple Builds?
Builders can take advantage of the Unlimited Use and build the plan as many times as they wish. If your next build requires you to reverse the plan or increase the square footage, this is easly done with the CAD drawings.
Local Building Code Requirements?
With all our home plans, we strive to meet Provincial, State and National Building Codes, but as plans are sold throughout Canada and the USA, it would be impossible to ensure that all plans meet your "Local" Building and Zoning codes. Things such as snowloads, winds, soil conditions, etc., can play a huge role in design. When you order your Roof and Floor system, the supplier will supply you with a compliance letter and shop drawings (which is usually needed when applying for a building permit) indicating that their product(s) and design(s) have been engineered to meet your local specifications.

Who can Modify the CAD File?

Most home owners do not have the specialized software or years of experience needed to open and modify a CAD file. Software such as SoftPlan, Autodesk, Chief Architect, Revit Architecture and Sketchup are the programs that are typically used. All professional Designers, Architects and Engineers use this type of software. Some home builders, roof truss manufacturers, kitchen designers, HVAC installers may also use these CAD files in conjunction with their software.

CAD is Modified, what do I get?

After the changes have been made to the CAD drawings they can be printed and/or saved as a PDF file. With the PDF file, you can distribute it to all your suppliers, subtrades and contractors for quoting purposes. Many subtrades keep copies of a plan on their tablets for easy reference rather than using paper copies. Most planning departments prefer a PDF file over a printed set of plans for permit purposes. The PDF can be printed to any size of paper, including on your home printer. To be to scale, however, they must be printed on their original size format like 18"x24" or 24"x36". Scaling is not usually required anymore as the plans are fully dimensioned. Some estimating software will also use the PDF file to complete their process.
Copyright Information
With the purchase of a CAD file you will receive a License agreement that releases the copyright which will allow you to make or have others make modifications to the plan for you. Also, with this license agreement, it gives the purchaser the right to build this home plan as many times as they want. The copyright will still remain with the designer(s) - E-Designs Plans Inc. The CAD file cannot be sold or shared with anyone. More information about copyrights.
