The Bi-Level House Plans are one of the most built plans in Canada today. You will find Bi-Level house plans used for a city lot, acreage or as a farmhouse. In many regions they are also referred to as Split Level . The front entry is usually at ground level with a short set of stair up to the main floor and short set of stairs to the lower level. The entrance to a attached garage is also off the split front entry. A Bi-Level is basically a Bungalow Plan with a basement out of the ground 4 feet or a 2-Storey House Plan with the lower level in the ground 4 feet. One reason the Bi-Level is very popular is it allows you to have 36" to 40" high windows in the lower level which makes it as comfortable to live in as the upper floors. You will find allot of plans with a bonus room over the Attached Garage which is easy to do with a Bi-Level Plan.
Modified Bi-Level Plan : This is one of our most popular home plans. Its a great floor plan and it will fit most 50 foot lots. This plan has great curb appeal with a combination of gable and cottage style roof lines, plus wide corner and window trims. The front entry has a window above the door to brighten this area. Access to the 2-car garage or down to the lower level is also available from the front foyer. Up the stairs, and you now can feel the openness of this house plan. The vaulted ceiling over the great room, kitchen and nook really add to these rooms. The kitchen features an L-shaped island, a corner pantry, and lots of cabinet space. The large island has a dishwasher, double sink, and lunch counter. Access to the rear deck via the double garden doors. There are two large bedrooms and a 3-piece bath on this level. Up to the master bedroom, which features a large walk-in closet and a 3-piece ensuite. The basement level is undeveloped leaving all the design possibilities to you. A great house plan to call home.

1502 Sq. Ft. Bi-Level. This is a nicely laid out 3-bedroom bi-level with a U-shaped kitchen that is open to the nook and living room areas. The split front entry has access to the large two car garage as well as access to the basement area. The top of the front closet becomes a plant ledge for the living room. The main floor laundry is conveniently located by the three bedrooms. The master bedroom features a walk-in closet and a three piece ensuite. From the nook you access the large covered rear deck. The front entry is also covered with craftsman style columns supporting the roof above. The basement is undeveloped but has large windows ready for whatever you decide to do with extra space. Bi-Level with 3-Car Garage. Great curb appeal in this cozy bi-level with a stylish craftsman post on the front. A sunken front entry leads up to the main living area. The living room, dining room, and kitchen are situated in an open-space practical concept and the dining room has garden doors leading onto the back deck. An island features an eating bar in this conveniently designed kitchen. The master bedroom is on the main floor with a 3-piece ensuite and walk-in closet. Main floor laundry is also a great feature of this house. Two additional bedrooms are located on the main floor as well. Convert one to an office or den if you like. A 3-way fireplace in the great room makes it enjoyable from either room. The L-shaped kitchen has a corner pantry and island with eating bar. Exit the dining room through double garden doors to the covered back deck. There are two bedrooms and main floor laundry on this level. The master bedroom is up on the second floor above the garage for added privacy. It has a huge walk-in closet and 4-piece ensuite. The basement is finished with an additional bedroom including a walk-in closet, and huge family room. A separate theater room is built into this design for that extra special equipment and sound. The 3-car garage has one 10'x8' and one 16'x8' overhead door. The third bay has a garage door in the back yard as well, perfect for that ride on lawnmower or ATV. Lots of room in this garage for a workbench area, too. Great curb appeal with the staggered garage doors and brick trim on the front. A great plan!
